Start with age and material

Florida sun, humidity, and salt air shorten roof life versus national averages. Typical service lives here: asphalt shingle roofs about 15–20 years, tile 25–50 years, metal 40+ years. If your shingle roof is past 15, repeated repairs usually buy months, not years — and insurers know it.

  • Under ~10 years old, isolated damage: repair is usually the economic answer.
  • 15+ years (shingle): price both paths. Many Florida carriers require inspections on roofs 15 years or older; under the 2022 reforms (SB 2-A) you have the right to an inspection proving the roof has 5+ years of life left rather than being forced to replace for coverage.
  • Sagging decking, widespread granule loss, repeated leaks in different spots: replacement territory regardless of age.

The 25% rule — Florida's code trigger

Under the Florida Building Code, when more than 25% of a roof section is repaired or replaced within a 12-month period, that section generally must be brought up to current code. Since 2022 (SB 4-D), roofs originally built or replaced under the 2007 code or later are exempt from mandatory full replacement — they may be repaired to match. Practical effect: a 2005-era roof with 30% storm damage often becomes a full replacement; a 2015 roof with the same damage can usually be repaired. Your contractor and local building department confirm which side of the line you're on — get it in writing.

Can my insurer force me to replace a roof that still works?

Since Florida's SB 2-A (2022), insurers can't refuse coverage solely because a roof is 15+ years old — you have the right to an inspection showing at least 5 years of remaining life. Documentation is on you, so get the inspection report in writing.

Does the 25% rule apply to my roof?

It depends on when the roof was built or last permitted. Roofs built to the 2007 Florida Building Code or later may be repaired even past 25% damage (SB 4-D, 2022); older roofs generally trigger section replacement. Your local building department is the authority.

Is patching before selling a house worth it?

Buyers' inspectors and their insurers see roof age, not patches. A pre-sale repair on an end-of-life roof rarely changes the negotiation; price the replacement into the deal or do it and market the new roof.
