What moves your number up or down

  • Material. The single biggest lever โ€” see the table above. Tile and metal cost more up front and last far longer.
  • Roof size and pitch. Priced per square (100 sq ft). Steep pitches need staging and slow the crew, adding labour without adding area.
  • Tear-off and layers. Removing two existing layers instead of one adds disposal and labour. Ask how many layers your bid assumes.
  • Decking repair. Rot is only visible after tear-off. A legitimate bid states a per-sheet rate up front rather than discovering it mid-job.
  • Wind-uplift compliance. Most of this region sits in a wind-borne debris zone, so sealed decks and rated fasteners are code, not upgrades.

One Florida rule decides this more often than homeowners expect. Under the Florida Building Code, repairing or replacing more than 25% of a roof section within twelve months generally triggers full code compliance for that section. Since SB 4-D (2022), roofs originally built or replaced under the 2007 code or later are exempt from mandatory full replacement and may be repaired to match.
